This is the illusion sitting underneath almost every listing presentation in the industry. The agent believes they've closed the gap because they've demonstrated skill. The client never measured skill in the first place. They were measuring something else the entire time, and the agent, fluent in comparables and blind to the actual test, walked straight past it.
So the client signs, but without loyalty. They comply, but with apprehension. They cooperate, but they double check. Every update gets read twice. Every silence gets filled with doubt. Not because the agent is incompetent. Because competence was never going to be the thing that earned the client's ease.
